Shopping centres are an assembly of variety shops, common areas, major stores and car parks, and are not homogenous.  NABERS calculates a custom benchmark for each shopping centre based on national performance data. 

Energy:

The energy use of the shopping centre over 12 months is converted to greenhouse gas emissions and divided by the area, to calculate the emissions per m2.  This figure is compared to a predicted greenhouse gas emissions per m2 for an average shopping centre with the same attributes and climatic conditions.  The NABERS rating reflects whether the shopping centre is performing more or less efficiently than the predicted market average.

Water:

The water use of the shopping centre over 12 months is divided by the area to calculate the kilolitres per m2.  This figure is compared to predicted kilolitres per m2 for an average shopping centre with the same attributes and climatic conditions.  The rating reflects whether the shopping centre is performing more or less efficiently than the predicted market average.
